Correct Or Not ??
Was it the correct decision to turn your garage into the new man cave during the pandemic? Seemed like a great idea at the time but now it’s time to sell it may not have been.
When it comes to selling, turning your garage into anything other than a garage is detremental to the process. For showing purposes, it needs to be shown as it was intended, a garage.
This is just one of my 7 seller mistakes you may need to correct before getting the end result you desire. Personalization is one of the greatest pleasures of home ownership but can also be problematic when selling.
Painting the exterior of your home in your favourite shade of bright pink is a bold statement. However, you may then need to find a buyer with similar colourful tastes. Otherwise, the perspective buyer will adjust their offer accordingly to pay to correct this issue.
Sometimes, other less obvious and subtle things can be issues to correct without really realizing it. For example, having too many family photographs around your home. As much as this is family-friendly aspect it can make perspective buyers feel they are invading your home. You want them to see themselves inside the house as the new owners.
While you are de-cluttering it is also a good idea to clear away any personal collections you may have. Nobody really needs to see how much room your collection of Roughriders memorabilia takes up in your home.
First Impressions
Before giving your realtor (me) a call, you may also need to consider the services of a handyman or painter. The first impression is the most important when it comes to successfully selling your home. Tatty-looking paintwork, dripping faucets and broken electric receptacles will only decrease any possible offer which may be made.
Sometimes, first impressions may not be visual, it could be an odour upon entering the home. Cigarette smoke, pet odours etc can give visitors an impression of a dirty house or impending allergy issues. Any kind of smoke in the home can decrease value by up to 30 percent.
